1 About the Hotel
1.1 We are Brama Hotels Limited (trading as Brama Hotels), a company incorporated in England and Wales with registered number 13567835 whose registered address is Greenside House, 50 Station Road, Wood Green, London N22 7DE. The Hotel’s VAT number is: 400839028.
1.2 Any reference to the Hotel in these terms is to Brama Hotels Limited, and any reference to you or your is to the person using the Hotel’s website, reserving a room or otherwise using the Hotel’s services.

3 These terms
3.1 These terms apply to:
3.1.1 your use of the Hotel’s Website (being the website with the URL: www.bramahotels.com);
3.1.2 any room reservations you make, whether on site, by phone, by the Website or otherwise. Please read these terms carefully before you make any reservation, as they set out important information about your and the Hotel’s rights and obligations. Please note that you must agree to these terms before you make a reservation; and
3.1.3 any other services the Hotel may provide to you.
3.2 The Hotel reserves the right to amend these terms at any time and you should therefore check them regularly to ensure that you remain familiar with them and, in any event, before you make a room reservation. The terms applying to your reservation will be those in place on the date that you make your reservation.
3.3 Please print out or save a copy of these terms and any emails from the Hotel for your records, as the Hotel will not save or file a copy for you. These terms are only available in English.
4 Privacy Policy

5 Reservations
5.1 You must be at least 18 years old to make a reservation. If you are a business customer making a reservation on behalf of a business, you confirm that you have authority to make such reservation for and on behalf of that business. If you are under 18 years old, you are not permitted to stay in the hotel unless your parent or guardian is also staying in the hotel.
5.2 To reserve your room please follow the instructions on the Website. You will need to provide your credit or debit card details to secure your reservation.
5.3 Please check that the details of your reservation are complete and accurate before you confirm your reservation. The Hotel will not be liable for any delay or non-performance if you provide incorrect information.
5.4 If you think that there is a mistake in your reservation or if you require any changes to a confirmed reservation, please email the Hotel team at: reservation@bramahotels.com.
5.5 The Hotel uses dynamic pricing and the price of its rooms fluctuates based on demand. When you make a reservation request, the Hotel will give you a total price for the rooms and number of nights you have requested. The price you pay is the price quoted to you at the time you make your reservation.
5.6 From time to time the Hotel may make special offers available. These will be described on the Website and subject to any specific terms that apply to them.
5.7 Room prices are per room, per night and are inclusive of VAT at the applicable rate at the time of your reservation. If the rate of VAT changes between the date of your reservation and the date of your stay, the Hotel may adjust the rate of VAT, but the price you pay will remain the same.
5.8 Meals and other extras are not included in the room price but you may be able to add them to your reservation during the booking process or they may be available to you during your stay. They must be paid for separately.
5.9 After you make your reservation, the Hotel will send you an acknowledgment email to let you know that it has received your reservation. This does not mean that your reservation has been accepted by the Hotel. Your reservation is an offer to buy services from the Hotel on these terms.
5.10 Acceptance of your reservation by the Hotel takes place when the Hotel sends you a reservation confirmation email, at which point a legally binding contract is formed between you and the Hotel on these terms.
5.11 If the Hotel does not accept your reservation, for example because it is unable to take payment, the room is unavailable, you are under 18, or there has been a mistake regarding the pricing or description of the room, the Hotel will email you using the details you provided when you made your reservation. The Hotel has the right to reject any reservation for any reason.
5.12 All reservations are subject to availability. The Hotel does not guarantee that any reservation will be available at any given time. In certain circumstances beyond the Hotel’s reasonable control, for example where there has been a change in law, the Hotel may need to stop providing certain services. If this happens and it affects your reservation, the Hotel will notify you by email, cancel your reservation and provide you with a refund of any advance payments made by you for any services that have not yet been provided.
5.13 On your arrival:
5.13.1 if you have not paid for your room in full, you will need to pay for it; and
5.13.2 the Hotel will take pre-authorisation of a debit card from you for any extra services you may use whilst you are at the hotel (such services to be paid for at the end of your stay with the Hotel or at such at other time as the Hotel may request).
5.14 You must not resell or transfer your reservation (or any part of it) and must not advertise, market or otherwise offer any of the Hotel’s rooms for sale either on its own or as part of a combined offer.
5.15 The Hotel reserves the right to change your room allocation at any point during your stay for any reason.
5.16 Descriptions of the hotel, rooms and services are set out on the Website. Any pictures and images provided on the Website are for illustration purposes only. Your room and the common areas of any hotel may vary slightly from those pictures or images.
5.17 The Hotel will provide the services at the time(s) and on the date(s) selected by you during the reservation process.
6 Occupancy
6.1 The maximum room occupancy is two adults. Children of 16 and over will be permitted to stay in a separate room as described with a parent or guardian. You must not exceed the maximum occupancy for the room allocated to you. The Hotel reserves the right to conduct checks on occupancy and compliance with these terms.
6.2 Those under 18 years old are not permitted to stay in the hotel unless a parent or guardian is also staying in the hotel. The Hotel reserves the right to request valid photographic proof of identity and age, so please bring this with you and ensure all guests under your reservation bring identification, otherwise where requested you and/or your guests will not be permitted to stay.
7 Our services
7.1 The Hotel will provide its services to you with reasonable care and skill.
7.2 If a service is not carried out with reasonable care and skill, you can ask the Hotel to repeat the service or to fix it, or receive a refund if the Hotel cannot fix it.
8 Cancellation
8.1 From time to time the Hotel’s special offers may incorporate specific cancellation terms, if so they will be published on the Website and will take priority over those described below. Otherwise, the Hotel’s cancellation policy is as set out in the remainder of this clause.
8.2 Unless stated otherwise in such specific terms, you may cancel or amend your reservation up to 9 am on the day that is two days prior to the start of your stay (so, for example, a stay starting on a Wednesday of a week would need to be cancelled no later than 9am on the Monday of that week) (Cancellation Time).
8.3 If you cancel your reservation prior to the Cancellation Time, a full refund will usually be processed to the same debit/credit card the Hotel used to make the reservation on the next working day. However, it may take 5 to 10 working days for the funds to reach your account. A cancellation reference will be given and should be retained as proof of cancellation. After the Cancellation Time, the whole reservation becomes fully non-refundable including any associated meals and/or additional extras. Such cancellation charge is to compensate the Hotel for the late cancellation and is not for any service.
8.4 If there has been an error regarding the pricing of any of the Hotel’s services and this affects your reservation, the Hotel will try to contact you the using the contact details you provided when you made your reservation. The Hotel will give you the option to re-confirm your reservation at the correct price or to cancel your reservation. If the Hotel is unable to contact you, it will treat the reservation as cancelled and notify you by email.
8.5 The Hotel may cancel your reservation at any time with immediate effect by giving you written notice (which includes email) if:
8.5.1 you do not pay the Hotel when you are required to do so; or
8.5.2 you breach, or have previously breached, your contract with the Hotel in any way.
8.6 If the Hotel cancels your reservation where you are at fault, it reserves its legal rights in respect of your breach of contract. Where your stay had/has not yet commenced, the total payment made or to be made by you for such room shall be deemed a cancellation charge and is not for any service provided.
8.7 The Hotel may also cancel your reservation in the event of a full or partial closure of the Hotel or if an event outside of its control (including industrial action, explosion, outbreak of disease, health and safety issues, fire, flooding, and failure of power and/or water supplies or emergency evacuation) means that it is unable to make your room available to you. In this case the Hotel will contact you to let you know as soon as possible and:
8.7.1 if you have already paid for your room, it will refund your payment to you; or
8.7.2 if you have not yet paid for your room, you will not have to make any payment to the Hotel.
8.8 Except as set out in clause 8.7, the Hotel will not be liable or responsible for any failure to perform, or delay in performance of, any of its obligations that is caused by an event outside of its control. This does not affect your statutory rights.
9 Our guest expectations
9.1 You are requested to conduct yourself (and to ensure that your party conducts themselves) appropriately at all times and to comply with the Hotel’s procedures and/or requests with regard to conduct and respect for the property of the Hotel, the Hotel’s employees and guests and their health and safety. You and your party are requested not to disrupt the comfort and enjoyment of other guests, the smooth running of the Hotel, or cause offence to other guests or the Hotel’s staff. The Hotel reserves the right to refuse accommodation or services or remove you and members of your party from the Hotel if, in its reasonable opinion, it consider this provision to have been breached. Where this is the case, the Hotel shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred.
9.2 If you, or anyone else you have reserved a room on behalf of, causes damage or loss of any kind to the Hotel, other guests or their property:
9.2.1 you (as the person making the reservation) will be responsible for that damage or loss and you shall be liable to pay the Hotel on demand the amount required to make good or remedy such damage or loss;
9.2.2 the Hotel reserves the right to:
(a) cancel your reservation with immediate effect and (if appropriate) eject you from the Hotel’s premises;
(b) restrict your access to the Hotel;
(c) remove your items from the Hotel, disposing of such items (at no cost and no liability) to the extent they are not collected from the Hotel within a week of their removal;
(d) retain all sums paid by you and/or charge you the full amount of your reservation;
(e) refuse future reservations from you and/or refuse you entry or accommodation at any of the Hotel’s sites; and/ or
(f) charge you for any lost or damaged items; and
9.2.3 the Hotel will not be liable for any refund or compensation in such circumstances.
10 Website content
10.1 All Content included on the Website, unless uploaded by the users, is the Hotel’s property. In this context, Content means any text, graphics, images, audio, video, software, data compilations, page layout, underlying code and software and any other form of information capable of being stored in a computer that appears on or forms part of the Website, including any such content uploaded by the users.
10.2 You acknowledge that such Content is protected by copyright, trademarks, database rights and other intellectual property rights. Nothing shall be construed as granting any legal rights in the Website or the Content other than as necessary for you to access it. You agree not to adjust, try to circumvent or delete any notices contained on the Website or the Content (including any intellectual property notices) and in particular, in any digital rights or other security technology embedded or contained within the Website or the Content. You must not otherwise reproduce, modify, copy, distribute or use any Content without the Hotel’s written permission.
11 Prohibited Website use
11.1 You may not the use the Website for any of the following purposes:
11.1.1 in any way which causes, or may cause, damage to the Website or interferes with any other person’s use or enjoyment of the Website;
11.1.2 in any way which is harmful, unlawful, illegal, abusive, harassing, threatening or otherwise objectionable or in breach of any applicable law, regulation, governmental order; or
11.1.3 making, transmitting or storing electronic copies of Content protected by copyright without the permission of the owner.
12 Links to other websites
12.1 Our Website may contain links to other sites. Unless expressly stated, these sites are not under the Hotel’s control.
12.2 We assume no responsibility for the content of such websites and disclaim liability for any and all forms of loss or damage arising out of the use of them.
12.3 The inclusion of a link to another site on this website does not imply any endorsement of the sites themselves or of those in control of them.
13 Availability of the Website and disclaimers
13.1 Any online facilities, tools, services or information that the Hotel makes available through the Website (the Service) is provided “as is” and on an “as available” basis. The Hotel gives no warranty that the Service will be free of defects and/or faults. To the maximum extent permitted by the law, the Hotel provides no warranties (express or implied) of fitness for a particular purpose, accuracy of information, compatibility and satisfactory quality. The Hotel is under no obligation to update information on the Website.
13.2 Whilst the Hotel uses reasonable endeavours to ensure that the Website is secure and free of errors, viruses and other malware, the Hotel gives no warranty or undertaking in that regard and all the users take responsibility for their own security, that of their personal details and their computers.
13.3 The Hotel accepts no liability for any disruption or non-availability of the Website.
13.4 The Hotel reserves the right to alter, suspend or discontinue any part (or the whole of) the Website including, but not limited to, any products and/or services available. These terms shall continue to apply to any modified version of the Website unless it is expressly stated otherwise.
14 Liability
14.1 If the Hotel breaches these terms or is negligent, it is liable to you for foreseeable loss or damage that you suffer as a result. ‘Foreseeable’ means that, at the time the contract was made, it was either clear that such loss or damage would occur or you and the Hotel both knew that it might reasonably occur, as a result of something the Hotel did (or failed to do).
14.2 The Hotel is not liable to you for any loss or damage that was not foreseeable, any loss or damage not caused by the Hotel’s breach or negligence, or any business loss or damage.
14.3 The Hotel will not be liable to you in respect of any losses arising out of events beyond its reasonable control.
14.4 Nothing in these terms excludes or limits the Hotel’s liability for any death or personal injury caused by its negligence, liability for fraud or fraudulent misrepresentation, or any other liability that the law does not allow the Hotel to exclude or limit.
14.5 Where the Hotel is liable to you (save as prohibited by applicable law), its maximum liability to you whether in contract, tort (including negligence) or for breach of statutory duty shall in no event exceed the price of your reservation unless the Hotel Proprietors Act 1956 applies, in which case the Hotel’s liability will be limited to the maximum prescribed under that Act.
15 General terms
15.1 No one other than the Hotel or you has any right to enforce any of these terms.
15.2 You are not allowed to transfer your rights under these terms to anyone without the Hotel’s prior written consent. The Hotel may transfer its rights under these terms to another business without your consent, but the Hotel will notify you of the transfer and make sure that your rights are not adversely affected as a result.
15.3 If any provision of these terms (or part of any provision) is or becomes illegal, invalid or unenforceable, the legality, validity and enforceability of any other provision of these terms will not be affected.
15.4 If you breach these terms and the Hotel takes no action, the Hotel will still be entitled to the use its rights and remedies in any other situation where you breach these terms.
15.5 You and the Hotel both agree that these terms constitute the entire agreement between you and the Hotel in relation to your reservation. You acknowledge that you have not entered into these terms in reliance on any representation or warranty that is not expressly set out in these terms and that you will have no claim for innocent or negligent misrepresentation on the basis of any statement in these terms.
15.6 The laws of England and Wales apply to these terms, although if you are resident elsewhere you will retain the benefit of any mandatory protections given to you by the laws of that country. Any disputes will be subject to the non-exclusive jurisdiction of the courts of England and Wales.
